Aceptación de las hipotecas inversas en España: un análisis desde la Teoría del Comportamiento Planificado mediante PLS-SEM y regresión cuantílica

Resumen

El progresivo envejecimiento poblacional y la incertidumbre sobre la sostenibilidad de los sistemas públicos de pensiones han impulsado el interés por instrumentos financieros que permitan complementar los ingresos tras la jubilación, entre los cuales destacan las hipotecas inversas (HIs). Aunque en España este instrumento tiene un gran potencial de crecimiento, su contratación sigue siendo escasa. El objetivo de este estudio es analizar los factores determinantes de la intención de uso de las HIs en España basándose en una extensión de la Teoría del Comportamiento Planificado. El trabajo contribuye a un ámbito en el que la evidencia empírica nacional es todavía escasa y, adicionalmente, incorpora un análisis de heterogeneidad de dichos factores a lo largo de la distribución de la variable dependiente. La investigación emplea un enfoque metodológico que combina ecuaciones estructurales con mínimos cuadrados parciales (PLS-SEM, por sus siglas en inglés) con regresión cuantílica. El primer instrumento permite identificar relaciones esperadas entre variables, mientras que el segundo ofrece una visión más granular de los efectos a lo largo de la distribución de la intención de uso. Los resultados indican que la actitud hacia las HIs es el factor con mayor peso explicativo sobre su intención de uso, seguida de la influencia social y del motivo de legado, que opera como barrera estructural. Asimismo, variables como la edad (de forma consistente) y el nivel de renta (solo en determinados cuantiles de la intención de uso) muestran una relación negativa con la aceptación. El estudio evidencia que la adopción de las HIs en España depende de un equilibrio entre percepciones individuales, legitimación social y factores culturales vinculados a la transmisión patrimonial. Estas conclusiones aportan implicaciones relevantes para el diseño de políticas y estrategias orientadas a mejorar la aceptación de las HIs en España.
